How much can a landlord increase rent in South Africa?
There's no legal cap on rent increases for private leases. The increase must follow the lease: a fixed-term lease usually has an escalation clause (often 6% to 10% a year), and the rent can't be raised during the term unless the lease allows it. At renewal the parties can agree a new rent, and the Rental Housing Act prohibits unfair practices, so increases should be reasonable and in writing.

Where the CPA applies (a landlord in the business of letting and a tenant who is a natural person), section 14 says the landlord must tell the tenant 40 to 80 business days before the fixed term ends that it's ending, plus any material changes such as the new rent. If nothing is signed, the lease continues month to month on the same terms.
